2. Data we collect
Client data is obtained from information provided directly or indirectly by clients themselves, through voluntary forms used to book viewings, request property information, ask for a market study or get in touch: name, email, telephone, the contents of your message and, where applicable, details about the property (location, type and characteristics).
3. Data collected automatically
Visitors' domains and IP addresses may be logged automatically. This information helps us optimise the service, but does not personally identify you.
4. How we use your data
- To respond to your requests for contact, viewings, market studies or property information;
- To provide the estate agency services you ask of us;
- To comply with the legal obligations that apply to real estate mediation.
Should personal data ever be used for purposes other than those stated, we will ask for your prior consent.
5. How long we keep it
Data is kept while the relationship or subscription remains active, and is anonymised thereafter. It may be retained for the legally required period where a commercial relationship has existed.
6. Your rights
You may at any time access your data, request its rectification, amendment or completion, and exercise the right to erasure ("right to be forgotten", with data anonymisation) by contacting us by email or by post, with proof of identity. You may also cancel any subscription at any time. You further have the right to lodge a complaint with the supervisory authority, the CNPD (www.cnpd.pt).
7. Security
Security policies, rules and technical measures have been implemented to protect the personal data under our control, in accordance with the applicable data protection legislation.
8. Data transfers
The information collected may be processed by internal teams or by third-party service providers that support our business, always with adequate security safeguards and limited to what is necessary.
9. Cookies
A cookie is a small text file that a website sends to your browser. No analytics, personalisation or advertising cookie is set without your prior permission. This site uses:
- Functional storage: strictly necessary browser session storage (sessionStorage), used solely to avoid repeating the intro animation during the same visit. It does not identify you, is not shared with third parties and is deleted when you close your browser;
- Record of your cookie choice: we store in your browser (localStorage) only the answer you gave to the cookie notice, so that we do not ask again on every page. It is strictly necessary and does not identify you;
- Analytics cookies (Google Tag Manager and Google Analytics): these are set only after you accept them in the cookie notice. They measure, in aggregate, how many people visit the site and which pages they read, helping us improve it. Until you accept, Google Tag Manager runs in Consent Mode with every category denied, so nothing is stored on your device and no advertising identifiers are collected. This data is processed by Google, subject to Google's privacy policy;
- Google Maps: the interactive map on our agency page is only loaded after an explicit action by the user ("Load map"). At that point, Google may set its own cookies, subject to Google's privacy policy.
On your first visit a notice lets you accept or decline analytics cookies, with equal ease. Declining does not restrict access to any content on the site. You can change your decision at any time via cookie settings, or manage and delete cookies in your browser settings.
